Funny story. I owned my first home when I was 21 - on my own credit and my own dime. Got a mortgage pre-approval over the phone and a home equity line of credit the day after I closed. I then used the bank's money to remodel and sell the home myself, turning a tasty profit in just under 3 months. About 9 months later the bottom fell out of the housing market and I decided to save that money to one day buy another home of my own.

Fast forward 7 years, I have impeccable credit (804), almost no debt, multiple times the required minimum down payment, uninterrupted employment history, ample credit history, stable and ample income...you get the point. I am recently self employed and cannot get a mortgage based on FHA guidelines. No bank will give me a dime even if I were to put 75% down.

So while I tend to agree with your statement, it's just not that easy anymore.

Ain't that the F*ing truth. We bought our house in Omaha while Joe was a contractor getting paid W2, fast forward 8 months and we can't re-finance our Pittsburgh home with the same bank because he's a contractor getting paid 1099, more money but exactly the same position!:yuno:

Finally getting that shit wrapped up another year and a half later this Monday...hopefully.

Yukon is a Mechanical Engineer with an MBA. He specializes in Major Projects at Nuclear Plants and we move to a new project/plant every 2 years or so.

I work whatever decent comes along (I won't steal jobs from those who need them though and tend to be picky), or not..depending on his hours. If he is working outage hours (6*12's) I prefer not to work.
But other than that I have a Business undergrad and an MBA. I tend to gravitate toward finance, mostly accounts receivable, not investing. I do all the taxes and book keeping for us, Quicken is my everyday companion yo!

We recently sold the house in Omaha, still own the one in Pittsburgh and are renting here in Oak Island. The truck is really our major toy. We also have a pop-up camper and a canoe that we enjoy. And we have a quad temporarily living at a friends house for the last 5 years. Nothing fancy, but we really aren't fancy people :derp:

Ok here goes,

Airline pilot for ****** America, flying the Airbus 319 and 320(how I came up with username)

Other toy is a 99 Jeep Wrangler with some mods, many more planned, after Raptor mods!
Also a 2004 250.

Own a home with a great wife, and a new kid (6 months old) 2 very crazy dogs and one cat that is not happy about the dogs or the kid!

A REAL space shuttle door gunner, aka glorified turn signal / fix ere thing that breaks for UH-60s by trade, fly on LUH-72As instead during the day.

A few business ventures since 18 resulting in a decent retirement fund set up that I don't need to add to. Currently co-owner of a detailing company in SoCal soon to overtake Meguiar's, muahaha.

In my spare time I like to nap, hang out with the other SoCal owners and work on my clothing line that is turning into the equivalent of Dr. Dre's Detox, never to be released. I live a decent life, no complaints, not in the same tax bracket as some of the people around here but I'm still young and have plenty of time.

All right I give...

I was a Business Manager for a GMC Dealership in Rochester MN for 15 years. I worked my ass off with decent pay but never saw my kids.

My beautiful daughter asked me in April when I would be home when she's awake. (Brick upside the head moment)...

My wife and I talked. I quit my job and am now selling Jayco Brand Campers at Hilltop Trailer Sales in Rochester MN.

I took about a 60% pay-cut. We'll make it work. But you know what, I am home EVERY night for dinner with my beautiful wife, 7 y/o daughter and 4 y/o son. Best career move I've ever made!

I'm fortunate enough that when I made $100k/yr I was able to pay a $25k of my truck off in two years and then refinance to be able to keep it.

I changed careers because I wanted to make sure I was the dad that said "I did" instead of the dad that said "I wished I would have"

Looking up smokin' hot girls on the interweb is keeping me sane! Especially when, all I seem to be doing is logging in OT hours at work, get home and then get sarcasim stares from the current lady at home for working too damn much!
