What Rick says. I have a 30-year, but pay a lot extra per month. My tax guy said to stick with the 30-year and higher interest rate to help offset our taxes. My high property tax also helps.

congrats I did it just before I turned 40 so I could say I owned a truck before i was 40 first and probably last bet you never know.

I have a 30year that is currently on pace for being paid off in 17 years because we pay an extra thousand every month on it. I cry every time I see how much I paid and how much of a house I could have bought in any other state besides Hawaii. Then again Hawaii has some of the lowest property taxes in the country. I think I paid less than 1000 dollars last year for a house that is nigh on a million dollars.

I really wanted a 15, but with VA loan, I have no PMI and I'd rather pay an extra 1000 on my mortgage if I want to than be required to do 1400+ more a month.

Make sure your bank applies the additional payment to principle only. Some don't and they will prepay interest and principle, which is bs, but they do it.

You are missing the point, the better you are off financially, the more mods you can make to your Raptor!

Last thing you want is for that money to go toward interest or even worse... escrow.
