That's awesome! Between my truck loan, mod loan, and student loans, I'll probably die in debt. But no really I don't even have a mortgage yet hahah....

Man, it'd be nice not to have a mortgage... let alone 3 of them!

Haven't done much to the Raptor, but some decent plans this year:
1. Tune by SVC
2. Mag-hytec/afe pans
3. Methods
4. Exhaust

Last year was house mods, now it's time for fun mods.

While it's awesome to "own" a house, it sucks seeing how much money goes towards interest the first handful of years of getting a mortgage.

12k last year, including PMI, went towards interest.

Holy crap! Brutal... I think I'll drag this renting thing out a little longer and pay off a student loan or 2 before I drop a lump sum on a house.

Ouch man... that's how I feel about my student loans haha. Paying your own way through college blows.

All relative to each persons situation. Pay less than $4k in interest and no PMI. Property taxes around $2k
Does help to have a fixed 15yr at 2.5% though

I've had so many people recommend that 15 year mortgages. They say the payment is only a little more but you save tens of thousands in interest

Actually if you get a 30yr but make 15yr type payments, it comes out to be the same.

Example:
$200k @ 5% for 30yr
$1074 payment, total interest $186.5k

Same at 15yr
$1582 payment, interest $84.7k

Add $508 to 30yr payment, same thing.

Biggest advantage is usually the 15yr has a lower rate than a 30yr.
