I believe the tire dressing is attracting dirt. I would perhaps dress the tires every second wash or use Perl diluted. It’s more of a matte finish.

I use Chemical Guys wheel cleaner and it does a great job getting the rubber clean. Use a brush to scrub the blooming and crap off.

I use Krud Kutter Pressure Washer Concentrate mixed 50/50 with water. Mix in spray bottle, spray on tires and dirt / grime comes right off. You can see the brown running off. Use a fairly soft scrub brush with soapy water to finish up. The Krud Kutter is usually available at Lowes or Walmart here in the Southeast. About $12 to $15 per gallon.
