Need a realtor Dallas/Ft Worth

Just because it ain't up front doesn't mean it's not getting paid.

New home sellers add buyer realtor costs automatically to the price of the home. All these homes go double if you are looking for a new home. Since new home sellers literally have the realtors in their office. Your realtor ends up doing exactly nothing during the process useful and raking in a fat check upon closing.

not showing up with a realtor enables buyers to negotiate on the price.

I've never heard of a buyer being able to negotiate a better price because they didn't have a realtor. Not saying it never happens, but never heard of it being done before. If you're the seller, sure you can save yourself some money, but even that seems a little suspect as realtors have lowered their % take in order to win the business.

My guess would be that if you want to do a deal where neither buyer or seller has an agent, that would go smoothly.


For existing homes virtually the same thing applies. There is no home seller that does not predict that the buyer will
want them to play closing costs. And along with that big fat realtor percentages.

It's my understanding that in the current market at least, the seller is likely to have competing offers, possibly even getting more than asking price. For cases like that, I don't think sellers going to be paying closing costs.

On top of that. MLS listings are widely available on free websites. Super easy to use.

Easy to use, but only agents have access to the lockbox to get the key to show your house when you're not home. That is a significant change though, as it used to be that a realtor is the only way you could really find out what properties were available. Not at all anymore, and I would probably ask a realtor not wasting time trying to pick homes for me instead of just letting me tell him/her what I wanted to see.

I see the comment on how useful realtors are. hahahahaha

The illusion is that realtors know anything at all. Their job is to sell, they do that on no matter what you buy.

I've had mixed results with realtors. Some don't do anything besides grant you access to homes you want to see, while others are useful in finding the right home and giving advice through the whole process. I once had a realtor had me a form to sign....which was waiving the right to inspection. Good thing I read before signing.

I love those shows where the home buyer is asking the realtor if they can knock out a wall or something. and the realtor is like yeah you can do that. Uh huh, because they are an engineer too. hahaha

Don't think they have some specialized knowledge of entire metropolitan areas. They don't. Or any knowledge of construction.

They don't list what they have available? what? do you think they make money by not listing what they have?

If a realtor is listing a hot property that will surely sell quickly, they will let their friends now about it before listing to get the inside track.

You do you. But don't believe the hype.

I liken realtor costs to students taking loans. People are like, **** it, because they just see the cost on paper and it's no big deal. Yeah, now pay a 30 year loan on that money.

If you can get a better deal as a buyer as you've claimed, and get access to all the homes you want to see, sure. Like I said, never seen that before.

Realtors absolutely know about homes not listed on MLS. Realtors are the ones that put houses on MLS, so there is always some finite time between the time the seller decides to sell and when it goes onto MLS. There is no way around that fact.

Some sellers don't want people trudging around there house all weekend and don't want their house listed. There are entire "closed" online groups devoted this, as well as investment properties that need rehab.

My advice would be to find an agent that has the most listings in your desired area. These are your bulldogs. They will be the best resource. They will have a pipeline and will know of several that are coming to market in near future.

I'm in Aledo - Just west of the Metro - 23 mins from Costco and Air Force Plant #4. Moved here two years ago. PM me and if you have questions.

What are you looking for? I picked based on schools and proximity to work. We like the area, but end up running to north Dallas for a lot of things. If the drive to work wasn't a factor that's where we'd go... Frisco, Richardson, McKinney areas just to give your something to google.

Good Realtor is worth their weight in gold in this market. :cool:
My only comment on that is pick an area, then pick a Realtor. The Metro is almost two hour drive across...

I think maybe apples and oranges are being mixed here. Sure there are very particular listings of homes that are unique or special in some way that may benefit from some odd word of mouth back door shit. Chances are you don't live in one of them

Or....get one that's really hot and makes the buying experience a little more memorable.

LOL. You can believe it or not. I'm not a realtor but I am around them every day.

I have a person who I use in California. She's a Raptor owner too. I'll see if she has anyone she knows in TX.

Just like with a lot of things, there is no 100% this is way better or that way is better. If some one thinks that way with things, you are really limiting yourself.
